Cape second home supply and job growth
• In 2010 there were 104,000-year-round homes. In 2020 that fell about
4,000 homes, resulting in a loss of 3.6% of year-round supply. Second
homes had an increase of 14%.
• The seasonal home business is thriving, with year-round homes seeing an
attrition of the supply. Seasonal housing puts significant pressure on market
value. Mashpee did not experience as severe of an impact with a loss of a
half percent, and a growth of 11.6% in second homes. The ratio was 2:1
year-round to seasonal, now it is closer to 1.5:1.
• Employment has gone up 13% in the ten-year period. Mashpee has
increased 17%. Workers can only come from off Cape for so long until they
would like to move closer to work. At some point, if you do not have a
balanced economy, it will have an impact.
• Ms. Baker would like to see statistics on full time vs. part time employment.
She would like to look at new businesses that opened in 2010 vs 2020 and
seeing where these new jobs are coming from.
8
