MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEMBER 8, 2021 <br /> Mr.Bonvie said that the plan submitted to the Board does not depict the setback dimensions <br /> of the coastal bank. He recommended that the applicant withdraw the 174-17.1,and request <br /> a continuance for §174-33 for Conservation determination of the setbacks from wetlands. <br /> Mr. Anastos requested a withdrawal of Section 174-17.1, and an extension until October <br /> 13, 2021 for Section 174-33. <br /> Mr. Goldstein made a motion that the Board accept the withdrawal from Petitioner, Joe <br /> Anastos for the raze and replace under Section 174-17.1. George seconded. All were in <br /> favor. <br /> Mr. Goldstein made a motion that the Board accept the continuance from Petitioner, Joe <br /> Anastos until October 13, 2021 under Section 174-33 for the setbacks from the wetlands, <br /> and that the petitioner will supply a site plan depicting the setbacks from the coastal <br /> resource area. George seconded. All were in favor. <br /> 502 Main Street: Petitioner, The 502 Main Street LLC requests a Special Permit <br /> Modification under§174-25 G(12)of the Zoning Bylaws to change the use of a previously <br /> permitted health club facility to a self-storage warehouse use on property located in the C- <br /> 3, I-1, and Light Industrial Overlay District, Mashpee, MA. <br /> Attorney Kevin Kirrane represented the petition for a Special Permit. He said that this <br /> project does not have any building height issues. The only request is to add and additional <br /> use under Special Permit relief. Back in 1998, the Board authorized a number of different <br /> uses for this particular property, and has been used primarily as an exercise gym and spa. <br /> The owners and operators of Anchor self-storage that is next door also own this property, <br /> and it is their intent to use this property similar to what is adjacent. There are no changes <br /> in the site, and there will only be interior changes. They will be retrofitting the space for <br /> storage units. There will be a fence added and a security gate on the exterior. The only <br /> purpose is for the allowed use of a self-storage facility, which is allowed under the bylaw. <br /> Chairman Furbush mentioned to the Board that it would be to determine if it is more <br /> detrimental to the neighborhood. But he doesn't see any issues. <br /> Dave reviewed this project, and determined it required ZBA approval. He confirmed that <br /> the Fire Department will review this project during the permitting process. <br /> Attorney Kirrane said that this project does not require Plan Review because there are no <br /> site changes. <br /> Mr. Bonvie wanted to know if it would require Fire Department review. <br /> Sharon read the Board of Health comments into the record concerning if office space and <br /> bathroom facilities will be included. <br /> 6 <br />
