Mown of Mashpee <br /> IG crea k�koacl Nbttlt� <br /> 'nAUtz � Mashpee,Massachusetts 0-9049 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> SP-2019-35 <br /> Four Square Development LLC Bk. #: 29369 <br /> 31 Mercantile Way Pg. #: 329 <br /> (Map 88 Parcel 88) <br /> Mashpee, MA 02649 <br /> A Petition was filed on June 4, 2019 by Owners, Four Square Development, LLC <br /> requesting a Special Permit under §§174-24 (C), 174-25 (G) (4) (6) (14), and §174-41 (M) <br /> of the Zoning Bylaws-to allow for construction of an industrial use (contractor bays) <br /> building in the I-1 Zoning District, at 31 Mercantile Way, Map 88 Parcel 88, Mashpee, <br /> MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on June 14, 2019 and June 21, 2019 a copy of <br /> which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, July 10, 2019 at which time the following members of the Board of Appeals <br /> were present and acting throughout; Chairman, Jonathan Furbush, Board Members, Scott <br /> Goldstein, Norman J. Gould, and Associate Members, George Ganzenmuller and James <br /> Reiffarth. <br /> Attorney Kevin Kirrane represented the owners for the proposed commercial <br /> project. Also present were the two principals, Joao Junqueria and Glen Thompson. The <br /> project is similar to industrial projects that the Board has approved in the past. The <br /> proposed building is 9,972 sq. ft. on a 64,832 sq. ft. lot. The lot has 233 ft. of frontage <br /> along Mercantile Way and is a conforming lot. The building itself is a typical Morton metal <br /> building with a concrete foundation. The proposal includes parking in front of the building, <br /> and on a gravel surface to the rear of the building. The petitioners are proposing to divide <br /> this structure into eight (8) individual units, and they have applied for various uses <br /> including storage within a building, contractor bays, carpentry, and electrical shops which <br /> are the typical business uses for these types of buildings. <br /> 1 <br />
