This is an appeal pursuant to M.G.L. c. 40A, § 17 from a decision of the Town of Mashpee <br /> Zoning Board of Appeals ("the Board") filed with the Mashpee Town Clerk on May 20, <br /> 2020. A stamped copy of the Board decision ("Decision") is attached as Exhibit A. This is <br /> also an action for declaratory judgment pursuant to M.G.L. c. 231A and quiet title under <br /> M.G.L. c. 240. <br /> 2. In the Decision, the Board granted to Defendant, Steven P.
