MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> Phillip A. George and Denise M. George, Trustees <br /> 25 Naushon Road (Map 123 Parcel 80) <br /> Mashpee, MA 02649 <br /> FINDING-2020-22 <br /> The Board received a letter from an abutter and was read into the record. They determined <br /> the abutter concerns were not within their purview. <br /> SPECIFIC FINDING CRITERIA: <br /> The Board had specific findings on the following; <br /> • The lot coverage will be 23.5% which is beneath the required 25%. <br /> • A structural engineer confirmed the integrity of the foundation and is adequate for <br /> the proposed renovations. <br /> • The 120 sq. ft. shed will be relocated 5 ft. from the property line. <br /> • The bump-out of the foundation is calculated in the lot coverage. <br /> • A letter from a civil engineer to confirm the height of the dwelling will be within <br /> the 30 ft. requirement. <br /> • The widow's walk is allowed within the 100 sq. ft. requirement. <br /> • The pool, spa, and patio will not interfere with the wetland resource areas. <br /> In view of the foregoing, the Board determined the Petitioner met the criteria for a Written <br /> Finding. Upon motion duly made and.seconded at the Public Hearings on Wednesday,July <br /> 22, 2020, the Zoning Board of Appeals voted unanimously to issue a Written Finding for <br /> Philip and Denise George, at 25 Naushon Road with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Written <br /> Finding under Mass General Law 40A Section 6. <br /> 2.
