MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> Petitioner: Mansoor Ahmad Java d/b/a Wigwam Pantry <br /> Owner of record: Juan Marichal, Trustee <br /> 100 Great Neck Road North(Map 45 Parcel 3) <br /> Mashpee, MA 02649 <br /> FINDING-2020-3 5 <br /> In view of the foregoing, the Board determined the Petitioner met the criteria for a Written <br /> Finding. Upon motion duly made and seconded at the Public Hearings on Wednesday, <br /> September 9, 2020, the Zoning Board of Appeals voted unanimously to issue a Written <br /> Finding to Mansoor Ahmad Java, of 100 Great Neck Road North, d/b/a Wigwam Pantry <br /> requests a Written Finding under §174-17 of the Zoning Bylaws to change a pre-existing, <br /> non-conforming use from a strip club/bar/restaurant to a convenience store in an area <br /> consisting of approximately 2,000 sq. ft. on property located in an R-5 Zoning District, <br /> Map 45 Parcel 3, Mashpee, MA. Owner of Record: Juan Marichal, Trustee of the River <br /> Bend Village Trust with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Written <br /> Finding under Mass General Law 40A Section 6. <br /> 2. A prepared site plan shows that deliveries have to be onsite with no detriment to <br /> traffic flow along Great Neck Road North and along the side of the building. <br /> Delivery vehicles should access travel through the parking lot and around the <br /> building. <br /> 3. The change of the facade and any signs will be reviewed by the Design Review <br /> committee. <br /> 4. Conditioned on all Town Department comments read into the record. Including but <br /> not limited to the Board of Health comments. <br /> 5. An engineering consultant to represent the Town and review any and all design <br /> drainage criteria for the exterior. <br /> 4 <br />
