MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 24,2021 <br /> Scott and Linda Thorp represented themselves for the proposed project. They would like <br /> to build a 15 ft. x 18 ft. room extending off the existing kitchen with a slider door that will <br /> replace the existing deck. They wanted to know if they could put in a four foot foundation, <br /> but will need to be determined by the Board of Health because of the septic system. <br /> As depicted on the house plan,there will also be a roof deck above the new room that will <br /> extend from an existing bedroom. The new room will have four windows in the front and <br /> three on the side with the doors and two windows in the back. There will be a railing above <br /> to match the doors below. <br /> Chairman Furbush had no issues and polled the Board for comments. Jim Reiffarth, no <br /> comments; George wanted to make sure the height was not an issue. <br /> Charlie read an email dated March 24, 2021 from the Conservation Department that the <br /> project is not within wetlands jurisdiction. He also read an email dated March 24, 2021 <br /> from Glen Harrington, Board of Health Agent into the record. "If the sunroom addition is <br /> on sono tubes then no variance is required from BOH.If a footing or cellar wall is proposed <br /> then a new variance must be sought due to the new distances to the septic tank. It looks <br /> like there will be a 6' opening to the sunroom which is preferred." <br /> Mr. Furbush explained to the applicants if they prefer to pour a 4 ft. foundation,they would <br /> have to discuss this with the Board of Health and the Building Commissioner, and may <br /> have to return to the ZBA. <br /> Mr. Blaisdell explained that the Variance request would be from the Board of Health, and <br /> not the ZBA. He also explained that the lot coverage is depicted as 16.7% to 17.3%. The <br /> lot coverage allowed is 25%because the lot is 7,275 sq. ft. <br /> Mr. Gould had not comments. There were no more comments. <br /> Mr. Reidy made a motion that the Board approve the Written Finding request for Owners, <br /> Scott W.and Linda D. Thorp under§174-17 of the Zoning Bylaws to allow for an extension <br /> and alteration of a pre-existing non-conforming structure on property located in an R3 <br /> Zoning District, Map 119 Parcel 136,Mashpee, MA with the following conditions; <br /> l. The Board has determined that the applicant meets all the conditions of a Written <br /> Finding under Mass General Law 40A Section 6. <br /> 2.
