Town of Mashpee <br /> 16 G at Am*load Xordh <br /> Maslipee,Massachusetts 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> FINDING-2021-36 <br /> Owners, Peter Van de Rydt and Bk.: 27736 <br /> Rachel Van de Rydt Pg.: 236 <br /> 4 Slippershell Road <br /> Map 119 Parcel 32 <br /> Mashpee, MA 02649 <br /> A Petition was filed on April 23, 2021 by Owners, Peter Van de Rydt and Rachel Van de <br /> Rydt requesting a Written Finding under §174-17 of the Zoning Bylaws to allow for <br /> construction of a second story deck to a pre-existing,non-conforming structure on property <br /> located in an R-3 Zoning District, at 4 Slippershell Road, Map 119 Parcel 32, Mashpee, <br /> MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter <br /> 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of general <br /> circulation in the Town of Mashpee, on April 30, 2021 and May 7, 2021. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br /> Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday, May <br /> 26, 2021 at which time the following members of the Board of Appeals were present and <br /> acting throughout; Chairman, Jonathan Furbush,Vice Chairman, William Blaisdell,Board <br /> Members, Ron Bonvie, Scott Goldstein, and Norman J. Gould. <br /> Mr. Van de Rydt represented himself for the deck project. He wants to extend the existing <br /> deck that is deteriorating so he can have extra space for a table.The kitchen is on the second <br /> floor. He provided a site plan that depicts the proposed second story deck extension that <br /> will be 5 ft. by 10.5'. The current lot coverage is 24%, and the proposed will be 25%. <br /> The Board reviewed the site plan and determined that the request is no more non- <br /> conforming than what previously exists. <br /> GENERAL CRITERIA: <br /> The subject property located at 4 Slippershell Road is approximately 4,269 square feet. <br /> There were no abutters present. <br /> 1 <br />
