MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Owners, Michael J. Ronhock and Teresa A. Ronhock <br /> 104 Degrass Road (Map 104 Parcel 18) <br /> Mashpee, MA 02649 <br /> SP-2021-41 <br /> The Board of Health comments dated June 23, 2021 were read into the record. <br /> On Wednesday, July 14, 2021, Mike Ronhock returned to present his continued hearing, <br /> and provided a revised site plan for the Board depicting the 40 ft. delineation of the garage <br /> from the rear lot line noted as Parcel 1. The garage was reduced by 5 ft. in length. He also <br /> provided a revised architectural plan depicting a 6 ft. opening in the craft's room. <br /> Chairman Furbush wanted clarification regarding the revised site plan that depicts two <br /> parcels. He asked Chris Gallagher, the Town Engineer to review the plan and provide his <br /> comments. Mr. Gallagher said he went to the site, and said everything complies on Parcel <br /> 1. If a decision is made, it should only apply to Parcel 1 as shown on the deed, "Bk 31084 <br /> Pg. 279"because Parcel 2 is not clear. He said that Parcel 1 should have the square footage <br /> and that the lot coverage should be stated on the site plan and only pertains to Parcel 1. He <br /> said that the dimensions of all structures should be depicted on a revised site plan and <br /> should have the percent lot coverage so when a variance is granted it runs with the deed; <br /> the deed contains both lots but the coverage should pertain to Parcel 1. <br /> The Board had a discussion that if a motion were made to be conditioned on a new site <br /> plan being submitted and approved by the Board depicting calculations based on Parcel 1 <br /> only. The plan should have the actual lot coverage, building size, and lot size for Parcel 1. <br /> The Board would like Mr. Gallagher to review the revised site plan when it is submitted. <br /> Sharon read the abutter letters into the record that were all in favor of the project. <br /> Mike mentioned that when he spoke to the Building Commissioner, it would be in his best <br /> interest to include the garage. The Board wanted clarification if the garage would include <br /> an accessory apartment. Mike said he is eliminating the accessory apartment from the <br /> garage. <br /> There were no more comments from the Board. <br /> GENERAL CRITERIA: <br /> The subject property located at 104 DeGrass Road is approximately 81, 515 square feet. <br /> There were no abutters present. <br /> SPECIAL PERMIT CRITERIA: <br /> ARTICLE V -Nonconforming Buildings and Uses <br /> §174-17.1 Raze and Replace History: Added 10-15-2018 ATM, Article 16, approved by <br /> Attorney General 1-9-2019. <br /> 2 <br />
