ll)11'N <br /> Town of lWashpce <br /> 16 Great V?(., Aoad N rtdr <br /> ,;e:E: aa drpee, Massachusetts 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> NOVEMBER 10, 2021 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, November <br /> 10, 2021, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck <br /> Road North. Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Scott <br /> Goldstein, Norman J. Gould, Associate Members Sharon Sangeleer, Bob Caggiano, and <br /> Brad Pittsley were present. Building Commissioner, David Morris was also present. <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were <br /> being televised live on Mashpee TV. The Board welcomed two new Associate Members, <br /> Bob Caggiano and Brad Pittsley. Mr. Furbush announced that Board Members, Ron <br /> Bonvie, George Ganzenmuller, and Charlie Reidy were absent. <br /> Sitting on this hearing are the four regular Board members and Sharon Sangeleer. <br /> 14 Pine Avenue: Petitioner, Chris Childs,Patriot Builders requests a Special Permit under <br /> §174-17.1 of the Zoning Bylaws to raze and replace a pre-existing non-conforming <br /> residential structure, (existing foundation to remain) on property located in an R-3 Zoning <br /> District, Map 123 Parcel 40, Mashpee, MA. (Owner of record: Christopher M. DeSantis <br /> and Laurie A. Stucchi). <br /> Mr. Chris Childs, Patriot Builders, and Raul Lizardi-Rivera with Cape & Islands <br /> Engineering represented the application for the homeowners to raze and replace a pre- <br /> existing structure on an 8,000 sq. ft.non-conforming lot. The proposal includes the existing <br /> foundation to remain, and two additions; one in the Southeast corner and one in the <br /> Northwest corner.Neither addition will expand beyond the existing footprint of the existing <br /> house. The setbacks are 10 ft. from the side, and 39.7 ft. from the front. The existing lot <br /> coverage is 28.6%, and will reduce to 22.1% to become conforming under the 25% <br /> maximum. The existing building height is 32.11 ft., and the proposed building will be 34.4 <br /> ft. which still is under the maximum 35 ft. The project fits within the scope of the <br /> neighborhood, and will not be any more detrimental than what currently exists. <br /> The site plan depicts the proposed addition in the Southeast corner will square off the <br /> existing building. The rectangle to the left on the plan is a proposed deck. The original deck <br /> is being removed. On the bottom right corner is an existing covered porch and will be part <br /> of the living space with a new foundation. A stoop that is 40 sq. ft. will be added but does <br /> not require setbacks and is flush with the ground. <br /> Mr. Furbush questioned the cantilevers on the south side of the proposed building. The site <br /> plan shows a bumped out bay window. Mr. Lizardi-Rivera prepared the plans for the <br /> project. He said that the existing house extends a few inches at the foundation that is part <br /> of the corner boards and siding. <br /> 1 <br />
