Article 1 : <br /> To see if the Town will vote to amend the Zoning By-Laws by amending <br /> Section 7,4 "LAND SPACE REQUIREMENTS TABLE" to change the mi-n l.mum lot_A.,...W <br /> size in the CqM2 district to 40,000 square feet and to change the minimum <br /> lot frontage in the c-2 district to 200 feet and to add a footnote <br /> 11 1 " to the "MINIMUM LOT FRONTAGE" column heading, applicable to all <br /> districts,, which shall read as follows: <br /> " 13) Minimum lot frontage for lots fronting XKA=XXXXU only on Route 2 <br /> and 151 shall be 600 feet." <br /> Motion to accept as amended. o o .Planning Board held- hea i g. . *2- against <br /> Motion oa ie . .YES 155 <br /> . . . . . . 0 . . . . . . . . . . .1 . <br /> The c-2 comercial district is currently the only zone which does not <br /> requ ire at least a 40,000 square foot minimum lot size,, This creates a <br /> problem not only in terms of water quality but also for creation of new <br /> lots under c-2 which might, at some point, be re-zoned to residential <br /> use, as has been done in recent years, and become unbuildable non- <br /> coffor i ng lots. The, article also changes the c-2 frontage requirement <br /> from 125 to 200 feet (the same as currently applies to the c-1 district) <br /> and increases minimum frontage on all lots along routes 28 and 151 to <br /> 500 feet, The state and Town public worts departments are required to <br /> allow at least one driveway access to lots fronting on their roads.
