MA 02649 <br /> ;Z <br /> z;z <br /> PUBLIC HEARING `OTICE <br /> Pursuant to Chapter 40A of the Massachusetts General Laws, the '?ashpee Planning <br /> Board will conduct a public hearing to be held on Tuesday, .�pril 22, 1986 <br /> starting at 8:15 p.m. in the Town Hall, Great Neck Road North, Mashpee re- <br /> garding the following proposed changes and additions to the Toga of Mashpee <br /> Zoning By-Laws andZoning Map scheduled for action at the May 5, 1986 Town <br /> Meeting: <br /> r <br /> (1) To add a new Subsection 4.10 and amend Subsections 7.11, 7.2 and 7.4 to <br /> provide for protection and regulation of public rights and interests in roads, <br /> ways and historic accesses to water. article submitted by Mashpee Historical <br /> Commission. <br /> (2) To amend the Zoning by-law by redesignating a portion of the R-3M zone <br /> as R-5 as appears on a map entitled: "Proposed Change to R-5 of Zoning Map <br /> "Y" <br /> for Action 5/5/86", a copy of which is on file in the office of the Town Clerk. <br /> Article submitted by petition. <br /> (3) To amend the Zoning Maps by redesignating portions of the R-3M and I-1 <br /> E : districts to R-5, a portion of the I-1 district to C-2, and portions of the <br /> C-2 district to I-1 and R-5, all in the area of Route 130, 4.shumet Road and <br /> Lovell's Lane as shown on a map entitled "Proposed Zoning Chance, Ashumet Rd. , <br /> Lovell's Ln. and Route 130 for action 5/5/86", a copy of which is on file in <br /> the office of the Town Clerk. Article submitted by Town Planner. <br /> (4) To replace the existing Section 3.3 with a new Section .3 entitled <br /> "Open Space Incentive Development" which wculd provide for development of a <br /> variety of housing types & certain commercial and mixed use structures at <br /> densities exceeding current minimum lot size and density requirements in <br /> exchange for preservation of significant areas of open space specified on a <br /> map entitled "Mashpee Open Space Incentive Plan" on file with the Town Clerk. <br /> The proposed by-law would also allow inclusion of a number of disconnected <br /> parcels as part of a single development under this section, allowing for trans- <br /> fer of development rights from one such :parcel to another and providing a <br /> n schedule of density bonuses for transfer of such units depending on the <br /> _. conservation value of the parcels from which units are transferred.
