Hayden Certificate#: 83498 <br /> 26 Cross Tree Way Doc#: 272879 <br /> (Map 112 Parcel 24) <br /> Mashpee, MA 02649 <br /> A Petition was filed on July 28, 2015 by John A. and Janet L. Hayden requesting a <br /> Written Finding under §174-17 of the Zoning Bylaws to allow for construction of 10' x <br /> 16' addition and a 17' x 19' sunroom on property located in an R-3 Zoning District, (Map <br /> 112 Parcel 24), Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on August 7, 2015 and August 14, 2015 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, August 26, 2015 at which time the following members of the Board of <br /> Appeals were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, <br /> Board Members, Ronald Bonvie, Richard Jodka, and Dom DeBarros, and Associate <br /> Member Scott Goldstein. Also present was Building Commissioner, Michael Mendoza. <br /> Mr. Steve Cook, of Cotuit Bay Design represented the homeowners for their <br /> proposed project. The Hayden's are looking to expand their house with 10' x 16' addition <br /> on the northerly side of the property where an existing deck structure is located, and brings <br /> the 38' within the inside face of the existing bulkhead. They are also proposing to construct <br /> a 17' x 19' sunroom on the southerly side of the property which is noted on the plan as 46 <br /> feet from the interior of the bulkhead, but is actually 51 feet to the outer edge of the bulk <br /> head or stone retaining wall. He received approval from the Conservation Commission and <br /> the ARC. The deck doesn't expand any closer to the bulkhead or the side property lines as <br /> currently exists. The design meets all side and rear setbacks, and the lot coverage stays at <br /> 19.7%. <br /> 1 <br />
