Fronius and Denise C. Fronius Bk#: 3259 <br /> 1178 Great Hay Road Page#: 228 <br /> (Map 103 Parcel 9) <br /> Mashpee, MA 02649 <br /> A Petition was filed on July 21,2015 by Scott A. and Denise C. Fronius requesting <br /> a Special Permit under §174-45.4 of the Zoning By-laws to allow for construction of a 676 <br /> sq. ft. accessory apartment on property located in an R-3 Zoning District, (Map 103 Parcel <br /> 9), Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on August 7, 2015 and August 14, 2015 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, August 26, 2015 at which time the following members of the Board of <br /> Appeals were present; Chairman, Jonathan Furbush, Vice Chainnan, William Blaisdell, <br /> Board Members, Ron Bonvie, Richard Jodka, and Dom DeBarros, and Associate Member <br /> Scott Goldstein. Also present was Building Commissioner, Michael Mendoza. <br /> Mr. Scott Fronius, the homeowner represented himself, and his wife Denise <br /> proposing an accessory apartment for his elderly parents. The 26' x 26' addition will be <br /> located in the rear of the home and the lot coverage will increase from 11.2% to 13.9%. <br /> The existing dwelling is 1,774 square feet without the apartment, and with the apartment <br /> would become 2,450 square feet. It will become 27.6%total lot coverage, and will have a <br /> total of 3 bedrooms, two in the primary residence, and one in the apartment. <br /> Mr. Furbush read the Board of Health comments into the record and will be <br /> conditioned; "Floor plans required to determine bedrooms and decrease in bedrooms to <br /> allow for the in-law apartment. New septic proposed. Building permit shall not be <br /> approved by BOH until licensed septic installer obtains septic install permit." <br /> GENERAL CRITERIA: <br /> The subject property located at 1178 Great Hay Road is approximately 25,372 <br /> square feet. <br /> 1 <br />
