Applicant has submitted a 40B application to Mass . <br /> Housing for -units to be located on one of the subdivision <br /> lots., 12 o-rental apartments located within 5-buildings. <br /> There will be approximately 0 - 0 open space. There will <br /> be approximately 12-commercial lots to be used for storage <br /> buildings and small office space. <br /> Applicant has met with the Site Plan Review Committee, <br /> the Board of Selectmen, MAshpee Housing Authority, and <br /> Mass. Housing. There have been several meetings with the <br /> Cape Cod Commission with respect to this proposed project. <br /> Mr. Dupont suggested that due to the inclusion of 40B <br /> this project would he subject to extensive review. Due to <br /> the number of units, an extensive treatment plant is being <br /> proposed and all requirements will be met with regard to <br /> environmental reviews, traffic studies, eftVironmental, <br /> service and economic impacts as related to the entire <br /> project. This project will also require mandatory MBPA <br /> review process as well as DE-P review. <br /> Mr. Dupont requested Planning Board referral to the <br /> Cape Cod Commission DRI process. <br /> At the point the Chairman reminded the speaker of an <br /> earlier Planning Board discussion with Mr. Giatrellis at <br /> which time there had been consideration of a Development <br /> Agreement. <br /> Mr. Dupont responded that due to the complexity of the <br /> review process (DBP, MEPA, National Heritage, and Cape Cod <br /> o i-scion) and input from Mashpee Town Officials Applican-t <br /> feels a Development Agreement may not be the best way to <br /> move forward. Applicant is awaiting further input from <br /> Mass. Hou-sing regarding the location of the lot, as well a <br /> open space requirements from the Cape Cod Commission. <br /> Mr. Dupont explained the proposal includes 12 -writs <br /> of rental housing that Applicant is t-ring tointeg-rate <br /> into the process in exchange for open space. Also, worker <br /> housing will be integrated into the commercial development <br /> that will meet the need for affordable housing within the <br /> coin un-i t . <br /> Mr. Dupont explained the 20 -seat restaurant shown on <br /> the original plan has been eliminated and will be replaced <br /> by commercialoffice/retail space. <br /> 2 <br />
