(8) <br /> The appointed hour having arrived the Chairman read the Public Dearing notice <br /> into the record, and called the Public Dearing to order. He then recognized Attorney <br /> Kevin Kirrane, representing the Applicant. <br /> Attorney Kirrane introduced Matt Eddy, Baxter Nye Engineering. He continued, <br /> reminding the Board that Applicant has appeared before the Board several tines,to <br /> discuss alternative uses for the existing building, one being an artisan showroom. There <br /> are also parking issues as the original intent was for use as a warehouse/office building. <br /> As a result, the arnount of parking required to accommodate an artisan showroom use for <br /> the entire building would exceed the-amount of parking currently available on site. In <br /> anticipation of Town Meeting action and the need for additional parking for various uses <br /> under the Special Permit, Applicant has applied for. Special Permit to construct <br /> parking lot on the lot adjacent to the site. <br /> Making reference to a Site Construction Plan entitled, "Artisans..Showcase at <br /> Mashpee Industrial Park #64 and ##168 Industrial Drive, Mashpee, Massachusetts, <br /> prepared for Mashpee Industrial Fealty. LL , by Baxter Nye Engineering & Surveying, <br /> revised 7/31 09"Attorn y Kirrane made reference to the location of the commercial <br /> building on two industrial zoned lots, with the IC overlay nmning through the center of <br /> the building. Said adjacent lot being proposed-for parking purposes is owned by Makedo <br /> Realty Trust, who is in agreement and support the use in conjunction with the industrial <br /> uses being proposed for the adjacent building well, all as indicated in a written <br /> communication. <br /> n. <br /> Attorney Kirrane explained that the proposed additional parking lot would <br /> provide approximately -parking spaces which would include nine handicap <br /> spaces. He reiterated that the proposed site is located within the IC overlay district and <br /> that the Planning Board has the authority, granted under the zoning bylaw., to grant a <br /> Special Permit for the construction and use of a parking lot as a principal use on this site. <br /> The Planning Board would have to determine there are no health safety concerns, and <br /> take into consideration any impacts to the Town, neighborhood, and environmental <br /> concerns. <br /> Attorney Kirrane stated that he feels there would be no adverse or negative <br /> impacts with regard to the proposed parking use at this location. He them requested a <br /> modification n of the existing Special Permit to allow for parking on said adjacent site. <br /> 2 <br />
