The Chairman asked for comments from the Town Planner,, who stated he has no <br /> issues with the plan. He did direct the Board's attention to details of the plan as shown <br /> on the computer image screen. <br /> Mr. Eddy addr sed the Board stating that all of the lots as shown,on Bog Circle <br /> will be disoled and made into one lot, IA; the lots on the configuration of lots on the <br /> other side of Simons Road will remain the same, with elimination of lot lines as approved <br /> and part of the Decision. All of the utility information, etc., from Fin lie Oot to the cul- <br /> de-sac has been approved under the Special Permit. From the cul-de-sac to Sarnpsons- <br /> 1lriill Road is the gavel road that will be re-graded and widened to 1 -ft. and cleared to <br /> 1 -f. for Fire'lepartment. ccess. <br /> There being.no further Board or Staff comment, the Chairman opened the floor to <br /> Public comment. <br /> Scott I r vis, 83 Sa psons Mill Road-—Asked why changes had not been made to <br /> the subdivision at the time the golf course vas-constructed. <br /> Attorney lcllhinny responded there was no need to make revisions at that point, <br /> that a conservation restriction had been imposed on the lots, and the process required to <br /> combine the area into one single lot was not completed because it had no hearing on <br /> construction-at that time. <br /> l ir..I ravis-expressed concern about altering the plan that was approved in Ma' y <br /> Zoo . He asked i <br /> the-proposed combination o five lots into one.lot would permit the <br /> Applicant to construct anything differently than what was approved by the Planning <br /> Board in May. <br /> The Board assured him that nothing other than what has been approved-can be <br /> constructed. <br /> Mr. Eddy explained that the lot lines follow the approved plan exactly, and that all <br /> land restrictions remain in plane. <br /> Mr. Rowley made reference to the Land Court lots located on the south side o <br /> Simons Road, suggesting that the interior lines be eliminated and a revised plan be filed <br /> with the Land Court. <br /> Attorney licllhinney agreed that.when the condominium documents are filed with <br /> the Land Court, he will complete the process which will include a site plan and roadway <br /> easement which has to be approved for the record. <br /> It wa ,.agreed that the gravel road base materials be inspected and approved by <br /> Mr. Rowley, as showy on the approved plan. <br /> 3 <br />
