Town of Nlashpee <br /> 16 C wat N ck Road A'orlh <br /> Alaslipee,IYIassmhusetts 92649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A MINOR MODIFICATION OF SPECIAL PERMIT <br /> SPECIAL PERMIT SP-06-11 <br /> SP-2014-34 <br /> Seventeen Cape Drive Mashpee, LLC Lot#: 94 <br /> 17 Cape Drive Plan#: 33783-I <br /> (Map 55 Parcel 20) Certificate#: 199401 <br /> Mashpee, MA 02649 <br /> A Petition was filed on July 7, 2014 by Penny Smith, of Delphi Construction and <br /> Professional Construction Managers requesting a minor modification to the Special Permit <br /> (SP-06-11)to add an exterior stairway to connect the lower office area to the upper office <br /> area. <br /> A meeting was held on the Petition at the Mashpee Town Hall on Wednesday, July <br /> 23, 2014 at which time the following members of the Board of Appeals were present and <br /> acting throughout, Chairman Jonathan Furbush, Vice Chairman, William A. Blaisdell, <br /> Clerk,Ronald Bonvie,Board Members,James Reiffarth,and Richard Jodka,and Associate <br /> Members, Scott Goldstein, and Dom DeBarros. Also present was Building Commissioner, <br /> Michael Mendoza. <br /> No Public Hearing was required for this minor modification. <br /> Penny Smith and her associate, Keith Shaw of Delphi Construction and <br /> Professional Construction Managers presented the proposal. Penny stated she had met with <br /> the Design/Review Committee who requested she present plans and a proposal in front of <br /> the Zoning Board of Appeals as part of the Special Permit. The building is located at 17 <br /> Cape Drive and the plans depict the added square footage,percentage of the existing space, <br /> photos of the existing building, and the areas of the proposed stairway construction, and <br /> landscaping that will be filled in after completion of construction. <br /> The project consists of an interior access stairway as a second means of egress to <br /> connect the two suites on the lower level and the first floor. There is currently a connection <br /> of the first floor to the second floor on the interior, but there is no lower level connection <br /> to first floor. The rear of the building has a walk-out and is handicapped accessible. <br /> The setback on the site plan shows 13 feet and the proposed stairway will only <br /> require approximately 5 feet, leaving 8 feet and is well within the minimum setback. The <br /> structure will occupy 2.9% of total space; approximately 140 square feet. <br /> 1 <br />
