Wagner Caffyn Certificate of Title#: 192799 <br /> 10 Popponesset Island Road Land Court Lot#: 1047 <br /> (Map 105 Parcel 267A) Plan#: 11408-91 <br /> Mashpee, MA 02649 <br /> A Petition was filed on July 28, 2014 by Leslie A. Wagner Caffyn requesting a <br /> Variance under §174-31 (Land Space Requirements) of the Zoning By-laws and M.G. L. <br /> Chapter 40A §10 for relief from the front yard and lot coverage requirements to allow for <br /> construction of a 822 sq. ft. addition which includes finishing one-half of the upper story <br /> that currently serves as a bedroom and attic space, as well as adding a modest addition, <br /> breezeway, and garage to the existing foot print of the structure on property located in an <br /> R-3 Zoning District at 10 Popponesset Island Road, (Map 105 Parcel 267A), Mashpee, <br /> MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on August 8, 2014 and August 15, 2014 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §10 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, August 27, 2014 at which time the following members of the Board of <br /> Appeals were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, <br /> Board Members,James Reiffarth,Richard Jodka,and Associate Members,Dom DeBarros, <br /> and Scott Goldstein. Also present was Building Commissioner, Michael Mendoza. <br /> Attorney, Kevin Kirrane represented the Petitioner, Leslie Caffyn in connection <br /> with the application before the Board for front yard variance relief. He provided the Board <br /> with pictures, and appended a copy of the land court plan with the written remarks that <br /> show the unique shape of the lot and how it impacts the wetland resource areas. The parcel <br /> is uniquely shaped on a peninsula, and there is no frontage. The lot is accessed over a 15 <br /> foot wide way to Popponesset Island Road and contains 53,600 square feet which snakes it <br /> conforming by a size perspective,but does not have any frontage. <br /> 1 <br />
