Town oj'Mashpee <br /> 16 Great Acl-&ad%rth <br /> Was{ipee,-h1assachrrsetts 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> SP-2014-44 <br /> Geoffrey Sprague and Sarah Sprague Book#: 28091 Page#: 172 <br /> 151 and 161 Pimlico Pond Road <br /> (Map 2 Parcel 134) <br /> Mashpee,MA 02649 <br /> A petition was filed on August 13, 2014 by Geoffrey Sprague requesting a Special <br /> Permit under Section 174-45.4 of the Zoning By-laws to allow for an accessory apartment <br /> in basement of dwelling located in an R-5 Zoning District at 151 Pimlico Pond Road,(Map <br /> 2 Parcel 134), Mashpee, MA. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on Wednesday, September 10, 2014 at the Mashpee <br /> Town Hall at which time the following Board Members were present and acting <br /> throughout; Vice Chairman, William A. Blaisdell, Board Members Ronald Bonvie, <br /> Richard Jodka, and Associate Members, Domingo K. DeBarros and Scott Goldstein. Also <br /> present was Michael Mendoza, Building Commissioner. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on August 22, 2014 and August 29, 2014 a <br /> copy of which is attached hereto and made a part hereof. <br /> Geoffrey Sprague,presented his petition stating he has an unfinished basement and <br /> would like to turn half the area into an in-law apartment. His basement floor plan depicted <br /> half the area living space as 25 feet by 14 feet, a bedroom 17 feet by 14 feet, and the other <br /> half of the basement is recreation and laundry area. The total square footage of the in-law <br /> apartment would be 588 square feet. <br /> Mr. Jodka read the Board of Health comments into the record; "Board of Health <br /> septic has been upgraded for proposed use." <br /> GENERAL CRITERIA: <br /> The subject property located at 151 Pimlico Pond Road is approximately 80,000 <br /> square feet. <br /> 1 <br />
