MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Anne Seminara <br /> 58 Echo Road(Map 19 Parcel 13) <br /> Mashpee, MA 02649 <br /> SP-2014-55 <br /> Mr. Furbush read the specific recommendations from Planning, Building, Fire <br /> Department, DPW (detailed list), and Board of Health and noted in the October 21, 2014 <br /> meeting minutes. <br /> Mr. Rowley addressed the Board and stated he has some outstanding issues. Most <br /> of them were addressed,but some items remain listed below; <br /> • A final review of the drainage calculations. <br /> • He suggested a 100-year stone drainage calculation to make sure there is <br /> no off-site impact based on that 100-year storm with the undeveloped site <br /> condition. <br /> • He would like to see the ramps and steps in front of the doors to be concrete <br /> instead of asphalt to avoid water running underneath the doors. Asphalt <br /> tends to compress over time and shrinks and there would be a gap in <br /> between the edge of the pavement and building. It's a client preference but <br /> his recommendation. <br /> • He also wants confirmation regarding the number of parking spaces at#58 <br /> Echo Road based on the number of bays and the office space. The original <br /> plan only showed the office and one large bay,but the calculation showed <br /> eight (8)bays, and the number of bays were two (2). <br /> • He needs to review the transition from the Cape Cod Berm to the vertical <br /> curve on the plan. <br /> • He noted that the plan showed a 6"water line that runs across the property <br /> boundary and the access way between the two lots. As long as both <br /> properties are owned by the applicants, there should be no problem. There <br /> should be an indication on the plans that there is an easement for the water <br /> main, and joint access across the property boundaries. If one lot is sold, <br /> and/or there's a change in ownership there could be an issue. It should be <br /> indicated on the updated plan. <br /> Mr. Kfrane will provide a written easement document between the two owners. Mr. Oj ala <br /> stated he will update the plans based on the noted recommendations. <br /> 3 <br />
