Andrade Document#: 688,440 2 Huron Avenue Certificate of Title#: 143688 Map 65 Parcel 16 Land Court Lot#: 2015 Mashpee, MA 02649 Plan#: 11380-D (Sheet 1) A Petition was filed on December 27, 2012 by Jason A. and Tara A. Andrade requesting a Written Finding under §174-17 of the Zoning By-laws and M.G.L. Chapter 40A §6 concerning continuance, extension or alteration of pre-existing, non-conforming structures to allow for renovation of an existing deck into an enclosed porch on a dwelling located on property in an R-3 zoning district at 2 Huron Avenue (Map 65 Parcel 16)Mashpee, MA. Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of general circulation in the Town of Mashpee, on January 4, and January 11, 2013, a copy of which is attached hereto and made a part hereof. Public Hearings were held on the Petition at the Mashpee Town Hall on January 23, 2013 at which time the following members of the Board were present and acting throughout: Board Members Jonathan D. Furbush, William A. Blaisdell, and Judith M. Horton, and Associate Member Domingo K. DeBarros. The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee Zoning By-laws. Mrs. Andrade said that the proposal calls for enclosure of the pre-existing, non- conforming 1Oxl2-foot deck with three walls and a roof. There are no plans to heat this area. Mrs. Andrade said that the existing slider will be replaced with a French door; the slider will be moved to one wall; addition of windows and another door will complete the project. Additional sono footings will be installed for stability. Mr. Andrade said that the pitch of the roof has been engineered in order to prevent any leaking. Mrs. Andrade said that most of the neighbors have enhanced their dwellings with a similar addition. The Board reviewed the detailed building, floor plans, and site plans. Building Commissioner Richard E. Morgan confirmed that the distance from the closest point of the proposal to the abutting property line is 10 feet away. No comments were received from abutters. General Findings: The subject property is located at 2 Huron Avenue and consists of 12,050 square feet of land.
