Andrade Document#: 688,440 <br /> 2 Huron Avenue Certificate of Title#: 143688 <br /> Map 65 Parcel 16 Land Court Lot#: 2015 <br /> Mashpee, MA 02649 Plan#: 11380-D (Sheet 1) <br /> A Petition was filed on December 27, 2012 by Jason A. and Tara A. Andrade <br /> requesting a Written Finding under §174-17 of the Zoning By-laws and M.G.L. Chapter <br /> 40A §6 concerning continuance, extension or alteration of pre-existing, non-conforming <br /> structures to allow for renovation of an existing deck into an enclosed porch on a <br /> dwelling located on property in an R-3 zoning district at 2 Huron Avenue (Map 65 Parcel <br /> 16)Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on January 4, and January 11, <br /> 2013, a copy of which is attached hereto and made a part hereof. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on January <br /> 23, 2013 at which time the following members of the Board were present and acting <br /> throughout: Board Members Jonathan D. Furbush, William A. Blaisdell, and Judith M. <br /> Horton, and Associate Member Domingo K. DeBarros. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Mrs. Andrade said that the proposal calls for enclosure of the pre-existing, non- <br /> conforming 1Oxl2-foot deck with three walls and a roof. There are no plans to heat this <br /> area. Mrs. Andrade said that the existing slider will be replaced with a French door; the <br /> slider will be moved to one wall; addition of windows and another door will complete the <br /> project. Additional sono footings will be installed for stability. Mr. Andrade said that the <br /> pitch of the roof has been engineered in order to prevent any leaking. Mrs. Andrade said <br /> that most of the neighbors have enhanced their dwellings with a similar addition. The <br /> Board reviewed the detailed building, floor plans, and site plans. Building Commissioner <br /> Richard E. Morgan confirmed that the distance from the closest point of the proposal to <br /> the abutting property line is 10 feet away. <br /> No comments were received from abutters. <br /> General Findings: <br /> The subject property is located at 2 Huron Avenue and consists of 12,050 square feet of <br /> land. <br />
