MASHPEE ZONING BOARD OF APPEALS <br /> William R. Cusick, Jr. & Doric Ann Krawiec <br /> 12 Pine Avenue (Map 123 Parcel 38) <br /> FINDING-2013-09 <br /> Specific Written Findings: <br /> The Board determined that the proposal shall not be substantially more detrimental than <br /> the existing non-conforming structure or use to the neighborhood, as defined under <br /> Section 174-17 of the Zoning By-laws,because of the following: <br /> • Is compliant with the specific dimensional requirements as indicated in the <br /> proposal of the 20% lot coverage and average grade of 23 feet. <br /> • Has adequate parking upon removing the garage and installing cleaned crushed <br /> stone material. <br /> • Board of Health approval as noted by the Assistant Health Agent, that the <br /> property is in Zone II and restricted to a three(3)bedroom dwelling. <br /> In view of the foregoing, the Board determined that the Petitioner met the criteria <br /> for a Written Finding. Upon motion duly made and seconded at the Public Hearing on <br /> April 24, 2013, the Zoning Board of Appeals voted unanimously to grant a Written <br /> Finding to allow for the proposal. This Decision is contingent upon compliance with plot <br /> plans that refer to this project drafted by BSS Design Engineering & Surveying of the <br /> proposed, prepared for Doric Krawiec & William Cusick, 12 Pine Avenue, Mashpee, <br /> MA, Scale 1" = 20' dated, March 20, 2013, drawn EJP, TJB,job number 12086, drawing <br /> number P20-49A, signed by Thomas Jackson Bunker, registered professional land <br /> surveyor. <br /> Also this is based upon the foundation and framing plan dated March 25, 2013,by <br /> Amy Nastasi, Registered Architect, 1341 Massachusetts Avenue, Lexington, MA 02420 <br /> for project: Krawiec/Cusick Residence, 12 Pine Avenue, Mashpee, MA, stamped by the <br /> Mashpee Board of Health on March 27, 2013. <br /> 3 <br />
