MASHPEE ZONING BOARD OF APPEALS <br /> Michael Bloom and Lori Laskin Bloom <br /> 17 Overlook Knoll Road (Map 118 Parcel 36) <br /> Mashpee,MA 02649 <br /> FINDING-2013-49 <br /> The house is situated on two streets with"two front yards", and a setback from both <br /> streets at 25 feet with no backyard. <br /> The Board recommended the Petitioner continue with representation until the next <br /> hearing dated November 13, 2013 to address the following items: <br /> -Updated site and plot plans from engineer and architect, depicting dry wells for <br /> roof water run-off, as well as any structure changes, dimensions and cantilevers. <br /> -Septic system plans from Board of Health. <br /> -Board of Health inspection of the current system and recommendations of the <br /> new Title 5 system prior to returning to the Zoning Board of Appeals. <br /> On November 13, 2013, Public Hearings were held on the Petition at the Mashpee <br /> Town Hall at which time the following members of the Board were present and acting <br /> throughout Jonathan D. Furbush, Chairman, Ronald Bonvie, Clerk, and Board Members, <br /> James Reiffarth and Richard Jodka. Also present, Associate Member, Domingo K. <br /> DeBarros and Scott Goldstein, and Building Commissioner, Richard E. Morgan. <br /> John Slavinsky, Cape& Island Engineering presented the petition for Lori Bloom. <br /> Also present was Michael Emerson, Architect. Mr. Slavinsky provided the existing plot <br /> plan and an updated proposed plot plan of the dwelling. The existing setback on Overlook <br /> Knoll Road is 19.7 feet and 7.4 feet is the existing setback on the southeasterly property <br /> line. The existing setback on Seaview Avenue is 23.1 feet and 32.9 feet is the setback on <br /> the northwesterly property line. The front setback 19.7 feet on Overlook Knoll Road will <br /> remain the same, and the southeasterly 7.4 foot setback will become 15.1 feet. The <br /> extension is approximately 3 feet towards Seaview Ave. The proposed setback will be 20 <br /> feet and the existing is 22.6 feet. The required setbacks in this zoning district are 25 feet in <br /> the front, 15 feet on the side and 15 feet in the rear. <br /> Mr. Slavinsky stated the Board of Health will not allow a full basement because of <br /> the septic system. He stated the design will be changed with a crawl space and slab <br /> elevation 16 and 9 feet at the rear of the house. <br /> The Board of Health issued a comment stating; "In Zone II. The site plan with the <br /> house location was submitted to the Board of Health.Please inform the applicant,the Board <br /> of Health will require a housing inspection by an agent of the Board of Health, prior to <br /> demolition of the dwelling, due to the location of the lot within a Zone II and no Title V <br /> information on file, (dwelling constructed). The Board of Health inspected the current <br /> home as a three bedroom." <br /> 2 <br />
