MASHPEE ZONING BOARD OF APPEALS John F. and Norma D. Donnellan 59 Pond Circle Mashpee, MA 02649 Finding-2012-6 Richard D. Hall and Julie A. Hall, direct abutters at 63 Pond Circle, sent a letter to the ZBA office in favor of the proposal. General Findings: The subject property is located at 59 Pond Circle and consists of 15,900 square feet of land. U74-17 Continuance, Extensions,Alterations: Changes, extensions or alterations of non-conforming single- or two-family dwelling structures which do not meet the applicable dimensional requirements as set forth in this Section, and changes, extensions or alterations of all other non-conforming structures, or non-conforming uses, may not be made unless there is a written Finding by the Zoning Board of Appeals. Written Finding: The Board determined that the proposal shall not be substantially more detrimental than the existing non-conforming structure or use to the neighborhood for the following reasons: • the proposal is similar in character and style to other recently renovated homes in the neighborhood. • at 15% lot coverage, the proposal will remain well below the 20%maximum. • there is adequate parking and sufficient setbacks as may be required to accommodate this proposal. In view of the foregoing, the Board determined that the Petitioner met the criteria for grant of a Written Finding. Upon motion duly made and seconded at the Public Hearings on March 14, 2012, the Zoning Board of Appeals voted unanimously to grant the Written Finding.
