Approval of Minutes <br /> May 5, 2010 <br /> MOTION: Dennis l al arini made a Motion to approve the Minutes of the May 5, <br /> 2010 Planning Board Meeting as submitted; which Motion was duly seconded by Joseph <br /> Mullin and so voted as follows: <br /> Voting in Favor: Dennis al arini; Joseph Mullin; and Mary waygan. <br /> Pre ary Subdivision Plan <br /> Cape-Cod Cooperative Bank—588 Main Street <br /> Submission of Preli ire r Subdivision Plan for.11-Lot-Subdivision on 4 8-Acres <br /> (Land Previously subdivided as Rhiannon's way) and Request for waiver of <br /> Subdivision Regulations section II.A. . Regarding ing Boo-Foot Maximum Length o <br /> Dead-End Streets <br /> The Chairman.called this matter to order and recognized Attoer Michael Ford, <br /> representing the Applicant, Cape Cd Cooperative Bank. <br /> Attorney Ford informed the Board that Applicant has taken ownership of this <br /> property, by foreclosure, as of last summer. The panel consists of 8-acres, with an <br /> existing 5-lot subdivision with appro unately 3 8-acres of open.space and with benefit o <br /> Comprehensive Permit which has been granted by the Zoning Board of Appeals for <br /> construction of 1 o-multi family units and five -story buildi"gs on site. It addition, <br /> here is the benefit of 2-Commercial lots and 2-Industrial lots, as well as a lame -B lot. <br /> The Planning Board approved the subdivision in 2007, as well as a Special Permit <br /> allowing construction within the Commercial and Industrial zones. Applicant has <br /> reviewed the situation and has established a new proposal for-the site, which is the <br /> .proposal before the l oard.for approval of are Industrial and Commercial subdivision <br /> consisting of 1 -lots. Applicant is fully aware that because they are seeking division of a <br /> -acre panel, this matter is a mandatory referral to the Cape Cod Commission. <br /> Applicant liar met previously with the Town Planner for the purpose of preparing <br /> the preliminary plan and who has assisted in providing some background of the property <br /> and also making some suggestions in order to.move the project forward. There have also <br /> been preliminary meetings with several members of the Cape Cod Commission staff with <br /> regard to the prelimm* ary plan being proposed in order to obtain their input. Applicant <br /> would hope to obtain a permit from the Commission in order to 'return to the Planning <br /> Board as a preliminary subdivision and then proceed to a def hive plan if Applicant so <br /> chooses. <br /> Applicant has also appeared before-the Plan Review Conunittee and has benefited <br /> by their comments and suggestions, especially with respect-to the request for waiver.of <br /> the Boo-ff. subdivision dead-end road regulation. Meetings have also been conducted <br /> with Fire Chief Baker for the purpose of discussing the road length layout and have <br /> 2 <br />
