/lt1lgY . <br /> Tojrn qf Mashppe <br /> � fy. 16 great Areek Aoadt 1`Urth <br /> r" 1vrrw. 1YJashpee,_Massachusetts 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> FINDING-2012-28 <br /> Spiros and Athena Giannaros Certificate of Title: 19669 <br /> 77 Shore Drive Land Court Lot#1 (Block 2) <br /> Mashpee, MA 02649 Plan#: 11408-I <br /> Map 117 Parcel.344 <br /> A Petition was filed on May 16, 2012 by Spiros and Athena Giannaros requesting <br /> a Written Finding under Section 174-17 of the Zoning By-laws and under M.G.L. <br /> Chapter 40A Section 6 regarding changes, extensions or alterations of a pre-existing, <br /> non-conforming structure to allow for renovation of a front deck into a covered porch and <br /> replacement of a dilapidated deck on an existing dwelling, in addition to replacement of a <br /> shed, on property located in an R-3 zoning district at 77 Shore Drive (Map 117 Parcel <br /> 344) Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on May 25, and June 1, 2012, <br /> a copy of which is attached hereto and made a part hereof. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on June 13, <br /> 2012. The following members of the Board were present and acting throughout: Board <br /> Members Jonathan D. Furbush, William A. Blaisdell, Ronald S. Bonvie and Judith M. <br /> Horton. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Steve Cook, Project Designer and owner of Cotuit Bay Design, LLC, represented <br /> the Petitioners, who also attended the meeting. The subject property is a corner lot in the <br /> Popponesset Overlay district with 25-foot front setbacks on Shore Drive and Greenwood <br /> Road. After gutting the inside of the dwelling, the previous owner did not perform any <br /> further work on the structure. Mr. and Mrs. Giannaros are looking forward to using the <br /> dwelling as a summer residence. Plans call for extensive remodeling of the interior of the <br /> home. The front deck will be torn down and replaced with a covered porch. The rear <br /> deck will be improved with installation of new supports and will be reduced by 6 feet. <br /> Second floor dormers will be added to the front of the house to allow for more ceiling <br /> height on the second floor. The existing shed in the back corner of the lot will be <br /> replaced with a slightly larger 8x10-foot storage shed. Two new stone driveways will be <br /> installed. The building height will be 29 feet from grade, including the cupola. There will <br /> be no habitable space in the cupola. Extensive landscaping is also proposed. <br /> No comments were received from abutters. <br />
