Thanas <br /> requesting a Written Finding under M.G.L. Chapter 40A Section 6 and Section 174-17 of <br /> the Zoning By-laws regarding continuance, extensions or alterations to allow for <br /> construction of additions to a non-conforming, single-family dwelling structure on <br /> property located in an R-3 zoning district within the Popponesset Overlay District at 15 <br /> Nashawena.Road (Map 117 Parcel 37) Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on September 21, and <br /> September 28, 2012, a copy of which is attached hereto and made a part hereof. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on October <br /> 10, 2012. The following members of the Board were present and acting throughout: <br /> Board Members Jonathan D. Furbush, William A. Blaisdell, Ronald S. Bonvie, James <br /> Reiffarth, and Judith M. Horton. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Mr. Thanas represented his Petition and stated that plans call for addition of a den <br /> to the dwelling and extension of the house a further six feet. Current lot coverage of 17% <br /> will increase to 20.2%. The proposal will be slightly closer to the abutter's property <br /> going from 11.8 feet to 11.6 feet. Sufficient parking is provided with a paved driveway <br /> fronting on Nashawena Road and a circular driveway leading onto Uncle Percy's Road. <br /> The dwelling is in Zone II, which the Board of Health has restricted to three <br /> bedrooms. The Board of Health is requiring installation of a new septic system. <br /> No comments were received from abutters. <br /> General Findings: <br /> The subject property is located at 15 Nashawena Road and consists of approximately <br /> 13,127 square feet of land. <br />
