Arkuszewski, Trustees, Document: 934,027 <br /> 26 Pinecrest Avenue Certificate of Title: 170128 <br /> Map 40 Parcel 174 Subdivision Plan: 29883-B (Sheet 4) <br /> Mashpee, MA 02649 <br /> A Petition was filed on September 13, 2012 by Susan C. and Richard L. <br /> Arkuszewski, Trustees, requesting a Written Finding under M.G.L. Chapter 40A Section <br /> 6 and Section 174-17 of the Zoning By-laws regarding continuance, extensions or <br /> alterations to allow for construction of an addition to a non-conforming, single-family <br /> dwelling structure on property located in an R-5 zoning district at 26 Pinecrest Avenue <br /> (Map 49 Parcel 174) Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on September 21, and <br /> September 28, 2012, a copy of which is attached hereto and made a part hereof. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on October <br /> 10, 2012. The following members of the Board were present and acting throughout: <br /> Board Members Jonathan D. Furbush, William A. Blaisdell, Ronald S. Bonvie, James <br /> Reiffarth and Judith M. Horton. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Ms. Jean Bowden of Capizzi Home Improvement represented the Petitioners, who <br /> also attended the meeting. Ms. Bowden stated that plans call for construction of an 8x24- <br /> foot addition to the side of the small 960-square foot dwelling. Mrs. Arkuszewski said <br /> that the existing fireplace will be removed to allow for the proposal. The addition will <br /> increase the size of the kitchen/dining/living room area. Mrs. Arluszewski said that she <br /> intends to use the addition as a great room to accommodate her growing family. She said <br /> that she also owns the undeveloped abutting lot on the side where the proposed addition <br /> will be constructed. Lot coverage will increase from 8.5% to 10.2%. No bedrooms will <br /> be added. <br /> The Board of Health is requiring a septic inspection prior to issuance of building <br /> permit. <br /> No comments were received from abutters. <br />
