MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JANUARY 12,2022 <br /> Mr. Blaisdell explained to the Board that if the Conservation Commission approves a <br /> project that someone may be violating the setbacks to the wetlands, generally the Zoning <br /> Board follows the recommendations submitted by the Conservation Department. <br /> Mr. Ganzenmuller read the Conservation Department comments into the record. There <br /> were no issues from the Town Engineer, and no comments from the Board of Health. <br /> There were no more comments from the Board or audience. <br /> Mr. Reidy made a motion that the Board issue a Variance to 23 Ocean Bluff Drive under <br /> §174-33 (Setback from wetlands) of the Zoning Bylaws to allow for construction of an in- <br /> ground pool on property located in an R-3 Zoning District (New Seabury Special Permit <br /> Area), Map 123 Parcel 204; Mashpee, MA. (Owner of Record: 23 Ocean Bluff, LLC). <br /> 1. The Board has determined that the applicant meets all the conditions of a Variance <br /> under Mass General Law 40A Section 10. <br /> 2. Proposed Landscape Plan:Prepared by: Sudbury Design Group,for 23 Ocean Bluff <br /> Drive,Mashpee, MA. Scale: 1"= 10'. <br /> 3. The setback from the wetlands is 50 ft., the relief sought is 35 ft. 5 inches from the <br /> wetlands,and the in-ground pool is 14 ft. 7 inches from the top of the coastal bank. <br /> 4. Conditioned on all Town Department comments read into the record. <br /> 5. Conditioned that any changes to the plans will require the applicant to return to the <br /> Zoning Board of Appeals. <br /> Mr. Ganzenmuller seconded, yes <br /> Mr. Pittsley, yes, <br /> Mr. Reidy, yes, <br /> Mr. Blaisdell, yes, <br /> Mr. Furbush, yes. <br /> All were in favor of the Variance relief from the wetlands. <br /> OTHER BUSINESS <br /> • Approve December 8,2021 Meeting Minutes. <br /> Mr. Ganzenmuller made a motion that the Board approve the December 8, 2021 Meeting <br /> Minutes. Mr. Pittsley seconded. All were in favor. <br /> • Board to discuss the possibility of conducting future meetings remotely. <br /> 7 <br />
