Benway Book 14290 Page 233 <br /> 2 Point Road Assessor's Map 114 Parcel 30A <br /> Mashpee, MA 02649 <br /> A Petition was filed on April 30, 2010 by Eric M. Benway of Palm Beach, Florida <br /> for a Variance from Section 174-31 of the Zoning By-laws to vary the lot size <br /> requirements, the front setback requirements, and lot frontage requirements to allow for <br /> construction of an addition to a pre-existing, non-conforming structure on property <br /> located in an R-3 zoning district at 2 Point Road(Map 114 Parcel 30A)Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on May 7, and May 14, 2010, <br /> a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on May 26, <br /> 2010. The following members of the Board were present and acting throughout: Robert <br /> G. Nelson, Jonathan Furbush, James Reiffarth, Peter Hinden, and Ronald S. Bonvie. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Law, Chapter 40A §10 and the Town of Mashpee <br /> Zoning By-laws. <br /> Mr. John Slavinsky of Cape Islands Engineering represented the Petitioner and <br /> stated that the proposal calls for an addition to the existing dwelling. Lot coverage will <br /> be 18.6%. A denitrification system will be installed on the subject property. <br /> Mr. Nelson confirmed that the two parcels will be combined to create one parcel <br /> at 2 Point Road. <br /> Ms. Delores Southwick of Waban, Massachusetts who owns several abutting <br /> parcels of land on Monomoscoy Road, Hill Road and Amy Brown Road attended the <br /> hearings. She raised no objections to the proposal. <br /> No additional comments were received from abutters. <br />
