Mashpee Zoning <br />Board of Appeals <br />Minutes <br />May 26, 2010 <br />Mr. Reiffarth moved to grant the following relief: <br />• • A variance of 24.2 feet from the front setback requirements. <br />• A variance of 98.09 feet from the lot frontage requirements on Point Road. <br />• A variance of 32,854 square feet from the lot size requirements. <br />• <br />The two parcels will remain combined into one parcel located at 2 Point Road. <br />This Decision is conditioned upon compliance with Cape & Islands Engineering <br />plan entitled: "Plot Plan of Land Located in Mashpee, Mass. Prepared for Eric Benway <br />Date: Mar. 16,2010 Scale: 1"=20' Proposed Lot Coverage = 18.6%." <br />CONTINUED HEARINGS <br />Frank C. and Vicky Franklin III: Request a Special Permit under Section 174-45.4(1) <br />of the Zoning By-laws for permission to construct an accessory apartment to an existing <br />dwelling on property located in an R-5 zoning district at 5 Cambridge Drive (Map 16 <br />Parcel 48) Mashpee, MA. Continued from April 28, 2010 Public Hearings to allow <br />Petitioner opportunity to file a Petition for a Variance and to submit revised plans. <br />Sitting: Robert G. Nelson, Jonathan Furbush, James Reiffarth, Peter Hinden and Ronald S. <br />Bonvie. <br />On May 25, 2010, the Petitioner submitted a letter requesting a continuance of the Petition <br />until June 9, 2010. The Board voted to continue the Petition until June 23, 2010. <br />Accept May 12, 2010 Minutes <br />Mr. Hinden moved to accept the Minutes of May 12, 2010. Mr. Reiffarth seconded the <br />motion. All were in favor. <br />Capewide Enterprises, LLC: Discussion of plan review report submitted by Engineer <br />Charles Rowley concerning project located at 153 Commercial Street (Map 88 Parcel 37) <br />Mashpee, MA. <br />The Board members received copies of the above -referenced report in advance of the <br />meeting. Mr. Bonvie asked if the engineer had corresponded with Charles Rowley. Mr. <br />Nelson said that Mr. Rowley is scheduled to meet with the engineer to discuss the report. <br />Mr. Bonvie said that Mr. Rowley is very knowledgeable and thorough and interacts well <br />with engineers on projects. Mr. Furbush asked if Mr. Rowley identified any problems. <br />Mr. Nelson said that the problems were itemized in the five-page report. He said that Mr. <br />Rowley's expertise is the key reason why the Board hired him. Mr. Bonvie said that his <br />past experience with consultants has been that the process involves interaction between the <br />consultant and the engineering firm. He said that issues are worked out between the two <br />parties and will be reported back to the Board. <br />• Voucher: Authorize payment of consultant fees to Charles Rowley for the above - <br />referenced report. <br />
