Bornstein <br /> 4 Pine Avenue Certificate of Title: 186443 <br /> Mashpee, MA 02649 Land Court Lot#: 2 (Block A) <br /> Assessor's Map 123 Parcel 35 Plan#: 6811-E <br /> A Petition was filed on May 17, 2010 by Ethan S. and Sandra G. Bornstein of Weston, <br /> Massachusetts for a Variance from Section 174-31 of the Zoning By-laws to vary the lot <br /> coverage requirements to allow for construction of a shed on property located in an R-3 zoning <br /> district at 4 Pine Avenue (Map 123 Parcel 35)Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, June 4, and June 11, 2010, a copy of which is <br /> attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on June 23, 2010. <br /> The following members of the Board were present and acting throughout: Board Members <br /> Robert G. Nelson, Jonathan Furbush and William Blaisdell, and Associate Members Peter <br /> Hinden and Ronald S. Bonvie. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions <br /> of Massachusetts General Laws Chapter 40A §10 and the Town of Mashpee Zoning By-laws. <br /> Mr. Thomas Quinn represented the Petitioner. In 2008, The Board granted the <br /> Petitioner Variance relief from the lot coverage requirements to allow for construction of the <br /> home on the subject property. Placement of the shed is restricted by the small size of the <br /> subject property. The proposed shed will be used to store trash bins,bicycles and other items <br /> to tidy up the yard. It will be the same color and will be constructed of the same material and <br /> shingles as the home for an aesthetically-pleasing appearance. The shed will be properly <br /> supported on blocks. <br /> Mr. Quinn stated that the Petitioner has spent a great deal of money on landscaping and <br /> stone work and that the shed would fit in with the tastefully manicured lawn and home. In <br /> response to correspondence from an abutter, Peter F. Readel of 22 Pine Avenue, concerned <br /> with the appearance of the shed from Pine Avenue, Mr. Quinn said that the Petitioner would be <br /> amenable to installing cedar trees to shield the shed from the street. <br />
