+ Mashpee Zoning <br />Board of Appeals Minutes <br />4 January 9, 2008 <br />• David Mellish: Requests a Variance from Section 174-31 of the <br />Zoning By-laws to seek relief from the setback requirements in order <br />to alter/build the new dwelling on property located in an R-3 zoning <br />district at 63 Riverside Drive (Map 120 Parcel 1) Mashpee, MA. <br />Sitting: Robert Nelson, James Reiffarth, George Bolton and William <br />Blaisdell. <br />David Melish represents himself at this hearing. He is seeking a <br />Special Permit to partially demolish the exsting dwelling and a <br />variance on the northerly side. The Board reviews the plans. Mr. <br />Nelson wants to have the address changed to "road" since it was <br />advertised as "drive" and there is no Riverside Drive. The Board asks <br />if the proposed. property will .be in the flood zone — Rich Stevens the <br />building inspector says it will be 16 feet on the, first floor and is fine. <br />There is a second dwelling on the property and the building inspector <br />informs the'Board that it is pre-existing and the applicant is not doing <br />anything to that. The shed is acceptable as well. The lot coverage <br />of both dwellings and the shed total the 20% maximum. The float is <br />seasonal and is acceptable. After some further discussion, Robert <br />Nelson makes a motion to grant the special permit. James Reiffarth <br />seconds the motion. All agree. So moved. Robert Nelson makes a <br />motion to grant a 1.9 foot variance on the northerly side. James <br />Reiffarth seconds the motion. All agree. So moved. Both Special <br />Permit and Variance are conditioned on plans from Christopher Costa <br />& Associates, Inc. of East Falmouth, MA, dated December 17, 2007 <br />The Board makes a motion to accept the minutes of December 12, <br />2007. Motion is seconded. All agree. So moved. <br />Robert Nelson makes a motion to. adjourn the hearing. James <br />Reiffarth seconds the motion.
