3. We are operating the Motel in a similar fashion to motels in neighboring towns, where local building inspectors and motel managers have stated in the attached article from the Mashpee Enterprise that occupants stay for extended periods of time during the winter, both to provide much needed business and even more needed housing for local residents. Many of these other motels on Cape Cod only do weekly rentals in the off- season, and they are 100%occupied by long-term people, so La Plaza Del Sol is more in compliance with the R-1 definition than most of those motels. 4. All of our occupants, whether staying daily or on a weekly basis, pay 9.7% rooms taxes in addition to their rates; they all sign the same Registration forms, they all receive normal motel services, so they are all legally motel guests. I believe that our efforts will also double the amount of annual revenues to the Town from La Plaza Del Sol's room taxes over previous years. Many of our weekly guests have been able to use La Plaza Del Sol as a stepping stone to long- term affordable housing, and others have been forced to move off-Cape due to the housing crisis. We are trying to help local employers with temporary lodging for some of their workers. Please consider the facts that we have presented to you and grant our Appeal so that we can go about our business like other motels on Cape Cod. Thank you.
