Mr. Slavinsky <br /> informs the Board that the lots were never officially merged and still maintain separate <br /> tax bills. <br /> Sherry Simmons, an abutter of 50 Coombs Lane feels the roadway in that area should get <br /> some attention from the Town. She questions what would become of the lot and would a <br /> home be built there. <br /> Mike Inquestry, an abutter of Equestrian Drive also asks the board to see the plans. <br /> Mr. Nelson reads into the record an email from Brian Nickerson, Planner for <br /> Massachusetts National Guard which addresses the potential safety hazards involved in <br /> this zone for Otis Airforce Base. Mr. Nickerson informs in the email that this property is <br /> in Otis Accident Potential Zone 1. <br /> Mr. Brem discusses the assessed value of the property as compared to the other <br /> lots/homes in the area. Ms. Johnson addresses the Board and informs them that her <br /> fathers death put them in dire straights financially and that this is the best solution for all <br /> involved it they could sell this land and pay for repairs to the existing house on lot 19 and <br /> replaced the septic system. The Board feels this should be a condition on the granting of <br /> the variances. The Board of Health will agree to this if septic plans are delivered to their <br /> department Thursday morning. Mr. Slavinksy agrees this shall be done and shows the <br /> Board the copy of the septic design he plans to submit to Mr. Harrington tomorrow. Mr. <br /> Brem makes a motion to grant a 27,670 square foot landspace variance and a 29 foot <br /> frontage variance. <br /> GENERAL FINDINGS <br /> 1. that the subject.lot is located at 45 Coombs Lane and contains 12,330 square <br /> feet. <br /> VARIANCE CRITERIA <br /> Section 10 of Chapter 40A requires that the permit granting authority determine <br /> that there are circumstances relating to the shape and topography which affect this lot and <br /> not the district in which it is located and that a literal enforcement of the By-laws would <br /> involve hardship to the petitioner. <br />
