February 28, 2007 <br /> Zoning Board of Appeals <br /> 16 Great Neck Rd. <br /> Mashpee, MA 02649 <br /> RE: 40B Application for Southside Realty Trust—Main Street Village Phase II, <br /> Mashpee, MA <br /> Dear Members of the Board: <br /> Please find enclosed the comprehensive pen-nit application for Southside Realty <br /> Trust, for a residential development of the parcel of land formerly shown as parcels 49 <br /> and 50 on Mashpee Assessors Map 36. <br /> Project Description: <br /> This project consists of 8 detached condominium units in off of the Main Street <br /> Village development(Center St. & Schooner Ln.). Of the 8 proposed units, 2 will be set <br /> aside as affordable at 80% of area median income. <br /> The site consists of approximately 2.33 acres, vacant upland, and slopes gently to <br /> the south. The parcel straddles the C-2 commercial and R-5 Zoning Districts. <br /> This development abuts a previously-permitted 24 unit 40B project, (Main St. <br /> Village) which is a mixed use development with both residential and commercial <br /> components. The current plans for Main St. Village, Phase II utilize the newly-created <br /> Schooner Lane for access into the site, alleviating the need for additional curb cuts on <br /> Route 130. <br /> All utilities are available at the site with the exception of public sewer, therefore <br /> sewer services will be provided via common septic systems utilizing advanced <br /> wastewater treatment. e <br /> Affordability Breakdown: <br /> Total Number of Units: 8 <br /> Affordable Units at 80% Median 2 <br /> Market Rate Units 6 <br /> Affordable Unit Percentage of Entire Proiect. <br /> 25% <br /> Density for Entire Project: <br /> 3.4 units/acre <br />
