This property is located in an R-3 zoning district at 24 Pleasant Park (Map <br /> 70 Parcel 167) Mashpee, MA. Owner of Record: Burton Sneider <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on June 22, 2007 and June 29, <br /> 2007, a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the IViashpee Town Hall on <br /> Wednesday, July 11, 2007, at which time the following members of the Zoning Board of <br /> Appeals were present and acting throughout: Zella Elizenberry, Robert Nelson, George <br /> Bolton and Jonathan Furbush. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Law, Chapter 40A, Section 10 and the Town of <br /> Mashpee Zoning By-laws. <br /> Mr. Quinn represents himself on all these lots. He is seeking variances for lot size <br /> and frontage. The Board previously granted Mr. Quinn a variance for a lot in the same <br /> subdivision. The Board reviews the plans for each lot. The lots are all 22,500 square feet <br /> with 125 feet of frontage. The applicant is seeking a 17,500 square foot landspace <br /> variance and a 25 foot frontage variance. Mr. Quinn informs the Board that the lots are <br /> assessed at approximately $400,000 and all taxes have been paid. Mr. Quinn has also <br /> provided envelopes for proposed dwellings to be built on these lots and he is able to <br /> maintain all setback requirements and lot coverage is well under 20%. The Board would <br /> like whatever is built to remain inside the envelope and the height of the buildings are not <br /> to exceed 35 feet. Motion is moved to grant applicant a 17,500 square foot landspace <br /> variance and a 25 foot frontage variance. <br /> GENERAL FINDINGS <br />
