Mashpee Zoning <br />Board of Appeals Minutes <br />3 July 11, 2007 <br />• Paul Fleming: Requests a Variance from Section 174-31 of the Zoning By- <br />laws to vary the setback requirements and the frontage requirements in order <br />to build a 6' x 14' platform deck on property located in an R-3 zoning <br />district at 38 Bluff Avenue (Map 117 Parcel 149) Mashpee, MA. Owner of <br />Record: A2nus Drord, Power of Attornev is Charlene Weeklev <br />Sitting: Robert Nelson, Zella Elizenberry, Jonathan Furbush, James <br />Reiffarth and George Bolton. <br />Paul Fleming represents the applicant who is seeking a variance in order to <br />build a deck. This property is in the overlay district which requires a 25 foot <br />frontyard setback and 15 feet on the sides and rear. The Board reviews the <br />plans. The lot coverage will be at 19.1 %. Mr. Nelson sees no problem with <br />the request although he will condition it that the structure remain a deck with <br />no roof to be added at anytime. Mr. Fleming agrees with this condition. <br />Jonathan Furbush moves to grant the following variances: <br />A 4 square foot landspace variance <br />• A 6.8 foot front yard setback variance <br />A 3.8 foot northerly sideline variance <br />James Reiffarth seconds the motion. All agree. So moved.
