Mashpee Zoning <br /> Board of Appeals Minutes <br /> 3 July 25, 2007 <br /> address the additional section of the by-law(Section 2) that the Board verbally amended <br /> to add to the application. The Board feels this is reasonably and asks that Chi provide the <br /> letter from the Board of Managers approving this use and the letter regarding the parking <br /> allowance. A motion is made to continue this matter until August 8, 2007. All agree. So <br /> moved. <br /> Shawn Gilfoy: Requests a Variance from Section 174-31 of the Zoning By-laws in order <br /> to seek setback relief to build an 8' x 12' bathroom/laundry room on property located in <br /> an R-3 zoning district at 72 Clover Lane (Map 117 Parcel 123) Mashpee, MA. Owner of <br /> Record: Eleanor Demartino <br /> Sitting: Robert Nelson, Zella Elizenberry, Jonathan Furbush, James Reiffarth and George <br /> Bolton. <br /> Shawn Gilfoy, Builder, represents applicant at this hearing. He is seeking a variance in <br /> order to build a bathroom/laundry area in order for his client to access the bathroom area <br /> easier. The addition is intruding on the setback restriction of 15 feet. The Board <br /> questions Mr. Gilfoy as to why they cannot put this addition on the back of the house. He <br /> explains that the septic system is there and a bulkhead is also in the way. They ask Mr. <br /> Gilfoy to show lot coverage on the plans as well. They want to see the septic drawn on <br /> the plans and incorporate the lot coverage as well. The Board makes a motion to continue <br /> this matter until August 8, 2007 in order that applicant may provide this information. All <br /> Agree. So moved. <br /> Pamela Marshall Barrows: Requests a Special Permit from Section 174-45.4 of the <br /> Zoning By-laws in order to build an accessory apartment on property located in an R-3 <br /> zoning district at 30 Papnomett Road (Map 61 Parcel 44) Mashpee, MA. <br /> Sitting: Robert Nelson, Zella Elizenberry, Jonathan Furbush, James Reiffarth and George <br /> Bolton. <br /> Pamela Barrows represents herself at this hearing. She is seeking a special permit in <br /> order to build an accessory apartment for her mother. The Board reviews the plans and <br /> finds the parking is adequate and that a new septic has been put in. Zella Elizenberry <br /> explains to Ms. Barrows that it must be owner occupied and that should the property be <br /> sold, the new owner needs to obtain their own special permit since this permit is not <br /> given in perpetuity. The Board also asks that the old bacldioe near the driveway be taken <br /> away since it is unsightly. Mr. Barrows states that he is trying to fix if for his father and <br /> it will be removed once he finishes it. The lot coverage for the proposed dwelling in <br /> addition to the existing dwelling is 19.9% and the proposed apartment is 38.9% of the <br /> gross floor area of the main dwelling. Zella Elizenberry makes a motion to grant the <br /> special permit. <br /> Southside Realty Trust: Requests a Comprehensive Permit from Section M.G.L.ch 40B <br /> of the zoning by-laws in order to build 8 detached condominium units off the Main Street <br /> Village development(Center Street and Schooner Lane) 2 of which will be affordable <br />
