{QB4'N <br /> jown of Afashpec <br /> N R > <br /> MASHPEE ZONING BOARD OF APPEAL 16 Crf eat deck � oad�No�t�2 <br /> la,shpee, lXlassachusetts 02649 <br /> Decision for a Variance <br /> RE: Paul Hovsepian 6 Forest Road <br /> Map 117 Parcel 55 <br /> V-07-53 <br /> A Petition was filed on Ju17 27, 2007 for a Variance from Section 174-31 of the <br /> Zoning By-laws to seek relief from the setback requirements in order to expand existing <br /> living space by adding a second floor and expanding the first floor that will produce a <br /> bumpout for a porch on property located in an R-3 zoning district at 6 Forest Road (Map <br /> 117 Block 55) Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, <br /> a newspaper of general circulation in the Town of Mashpee on August 10, 2007 and <br /> August 17, 2007, a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on <br /> Wednesday, August 22, 2007 at which time the following members of the Zoning Board <br /> of Appeals were present and acting throughout: Zella Elizenberry, Robert Nelson, <br /> Jonathan Furbush, George Bolton and James Reiffarth.. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A Section 10 and the Town of <br /> Mashpee Zoning By-laws. <br /> Paul Hovsepian represents himself at this hearing. He is seeking a variance on his <br /> sideyard in order to add a second floor onto a small house and a bump out for a porch on <br /> the first floor. The Board reviews the plans and finds the lot to be only 7,500 square feet. <br /> It is noted that the house is very small to start with and he needs more living space. The <br /> second floor addition will be 28x39 and 10 feet of the first floor blullp out is where the <br /> variance is need since he cannot maintain the 15 foot setback. His septic system can <br /> maintain a 5 bedroom house with is fine. He is also at 19.7%for his lot coverage, He is <br /> seeking 4.8 feet to the side and the Board wishes to clean up the fronyard setback and <br />
