Mashpee Zoning Heritage Equity LTD Partnership 3 <br /> Board of Appeals Mashpee Professional Center Condo Trust <br /> SP-07-55 <br /> (Text Change) <br /> will not cause excessive erosion or cause increased runoff onto neighboring <br /> properties or into any natural river, stream, pond or water body and will not <br /> otherwise be detrimental to the town or the area". <br /> GENERAL FINDINGS <br /> 1. that the subject property is located at 684 Falmouth Road and contains 40,055 <br /> square feet. <br /> SPECIFIC FINDINGS <br /> The Board determined that: <br /> 1. the proposed use and development are consistent with applicable law, rules and <br /> regulations. <br /> 2. there will be no adverse effect on public health or safety. <br /> 3. there will not be an excessive demand upon community facilities created as a result of <br /> the proposal. <br /> 4. there will not be a significant adverse impact on the environmental factors listed in <br /> Section 174-24.C.2. <br /> In view of the foregoing, the Mashpee Zoning Board of Appeals found that the <br /> Petitioner met the criteria necessary for the granting of a Special Permit. Upon motion <br /> duly made and seconded, the Zoning Board of Appeals voted unanimously on August 22, <br /> 2007 to grant the Special Permit. Special Permit is conditioned on plans from Baxter <br /> Nye Engineering Co., dated June 20, 2007, revised July 10, 2007, revised August 7, 2007 <br /> as prepared for C. Talanian Realty Co., Inc. of Boston. <br />
