Special Permit is conditioned on plans from Baxter Nye Engineering <br />Co., dated June 20, 2007, revised July 10, 2007, revised August 7, 2007 as prepared for <br />C. Talaiiian Realty Co., Inc. of Boston <br />John Ellis of Baxter and Nye Engineering is present, along with Ernie Virgillio — <br />Project Supervisor and Attorney Don Megathlin who represents the Talanian properties <br />are all present to request the Special Permit and Variance for subject property. There are <br />two Special Permits being requested; one is to change the language from "liquor retail" to <br />simply "retail'; and the other is to raze and replace the existing building. The Variance <br />request is for parking dimensions and the rear buffer zone. The parking requirement for <br />the commercial building is 1 spot per 150 square feet of commercial space. There are <br />presently 15 spots and they will increase this number to 21 with one more spot being <br />added near the dumpster as the Board has asked. The parking dimensions will be 9' x 17' <br />with 18' parallel isle space. The tenants have requested parking in the rear. James <br />Reiffarth suggests a walkway to be constructed from the South Cape Properties to the <br />premises. There is also no requirement for paving in the rear and the buffer zone in the <br />• rear has been reduced from ten feet to five feet. They will be eliminating the non- <br />conforming parking and will fence the dumpster area. The loading will take place going <br />into.the lower level. After some discussion and questions from the Board, Jonathan <br />Purbush moves to grant the parking lot dimensional variances. <br />OTHER BUSINESS: <br />✓ Accept minutes from July 25, 2007 and August 8, 2007 <br />Robert Nelson makes a motion to accept the minutes referenced above. <br />Jonathan Furbush seconds the motion. All agree. So moved. <br />✓ Consider granting extension to Tom Quinn (V-06-64) 44 Pleasant Park for 6 <br />months until May 31, 2008. <br />Lori Corsi explains to the Board that Mr. Quinn is requesting an extension <br />on his variance.
