Map 70 Parcel 164 <br /> V-06-64 <br /> A Petition was filed on August 17, 2006 for a Variance from Section 174-31 of <br /> the Zoning By-laws for relief from frontage requirements and landspace requirements to <br /> deem this lot buildable. This property is located in an R-3 zoning district at 44 Pleasant <br /> Park (Map 70 Parcel 164) Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on August 25, 2006 and <br /> September 1, 2006, a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on <br /> ' September 13, 2006 and continued until October 11, 2006, at which time the following <br /> members of the Zoning Board of Appeals were present and acting throughout: Zella <br /> Elizenberry, Robert Nelson, Marshall Brem, Jonathan Furbush and Frederick Borgeson. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Law, Chapter 40A, Section 10 and the Town of <br /> Mashpee Zoning By-laws. <br /> Thomas Quinn represents himself at this hearing. This matter was continued from <br /> September 13, 2006 whereby the Board asked the applicant to return with plans that <br /> correctly indicated the frontage of the lot as well as what the lot coverage will bo with the <br /> proposed dwelling. Mr. Quimi has done this and the Board reviews the plans. The <br /> frontage exists at 126.01 feet with a slight curve. The footprint of the proposed dwelling <br /> will contain 11.6% lot coverage. Applicant is looking for a 24 foot frontage variance as <br /> well as a landspace variance since the lot is undersized. The Board find the new plans to <br /> have everything they asked for and the Board makes a motion to grant a 24 foot frontage <br /> variance and a 17,325 foot landspace variance. <br />
