Mashpee Zoning <br />Board of Appeals Minutes <br />3 December 13, 2006 <br />• David Hufnat=_el: Requests a Special Permit from Sections 174-17 and 174-20 in order <br />to demolish existing dwelling and rebuild a new dwelling on property located in an R-3 <br />zoning district at 58 Monomoscoy Road West (Map 114 Parcel 95) Mashpee, MA. <br />Owner of Record: James Kalweit <br />David Hufnat?el: Requests a Variance from Section 174-31 to seek relief from the <br />setback requirements and landspace requirements in order to rebuild a new dwelling on <br />property located in an R-3 zoning district at 58 Monomoscoy Road West (Map 114 <br />Parcel 95) Mashpee, MA. Owner of Record: James Kahveit <br />Sitting: Robert Nelson. Zella Elizenberry, Marshall Brem, Jonathan f urbush and <br />Frederick Borgeson. <br />Attorney Alex Watts represents the applicant along with Steve Cook and .lack Landers- <br />Cauley at this continued hearing. He is seeking a special permit to demolish existing <br />house and rebuild a new dwelling. The Board discusses the comments from the DPW <br />and the Fire Department. There are no street signs and the fire department is concerned <br />about getting big emergency vehicles to the dwelling. Applicant agrees to put in streets <br />signs where necessary and .lack Landers Cauley mentions they would be able to make the <br />street 5 feet wider for emergency vehicles. to access. Mr. Brem looks at the variance <br />request and asks if they cant move the house 5 feet to the rear to reduce the variance <br />• request. Mr. Landers Cauley informs the Board that they cant do that due to the reserve <br />area. The Fire Dept. also recommends a sprinkler system in the dwelling. Attorney <br />Watts mentions how very expensive and burdensome this would be to the applicant. The <br />Board asks how tall this would be and Steve Cook informs them that it will be 2 '/ stories <br />and 34'3 feet high. The Board also asks them to remove the shed. Mr. Nelson Would <br />like applicant to get this through the fire department and come back to the Board. ']'his <br />matter will be continued until .January 10, 2006. All agree. So moved. <br />ABKJJT. LLC and Mashnee Woods Development, LLC: Requests a Comprehensive <br />Permit pursuant to G.L c. 40B section 20-23 et seq. Applicant is proposing to construct a <br />total of 120 units of aftached housing twenty four units will be rental of which six will be <br />affordable and ninety-six units will be for sale of which twenty-four will be affordable. <br />All units are proposed to be (2) bedroom units. Property is located at 588 Main Street in <br />an I-1 zoning district (Map 19 Parcel 10) Mashpce, MA. <br />Sitting: Robert Nelson, Zella Llizenbeny, Marshall Brem, Jonathan Forbush and <br />Frederick Borgeson. <br />Applicants Steve Giatrelis and Jay Miller have applied for a Comprehensive Permit under <br />Chapter 40B rules.
