Maslipee Zoning <br />Board of Appeals Minutes <br />4 December 13. 2006 <br />• Tim Wentz, Martin Archiilect <br />Chuck Reservic <br />Bob Fitzgerald, Sewer Design. <br />Attornev Kirrane informs the Board that this process has started 2 years ago and the <br />applicants have gone through all the other town boards. The proposed project is eligible <br />under the rcquiremcnts of the Local Initiative Program; subject to final program review <br />and approval. The proposed project appears financially feasible'in the context of the <br />Mashpee housing market. 'file project has been endorsed by the \gashpee Board of <br />Selectmen which fulfills the requirement under 760 CMR 46.00. An on site inspection <br />has been done by DHCD. Comments were received and will be adhered to from the <br />Planning Department, Fire Department and the Board of Flealth. <br />Laura Shufelt comments to the Board on her portion of the project. The developers feel <br />this is a unique proposal whereby they wanted to provide rental units as well as <br />ownership opportunities. This also works well in the local initiative program <br />'['here are subsidy programs and the site eligibility letter has been granted. The project <br />meets 4 of the S smart growth issues as well. %ella Elizenberry asks about the financial <br />ability to finish the project to build out. There is also a commercial portion of the project <br />that.Ms. Elizenberry suggests perhaps a corner store type of retail would really benefit <br />that part oftown since there is nothing very close to that area for sundries and such. Mr. <br />Giatrelis believes that is a good idea as well. The Board informs the applicant that they <br />• would need to go to the Planning Board for the subdividing of the lots regarding the <br />commercial aspect of the plan. %ella Elizenberry also discusses the lottery agents and <br />how they really want to keep a closer watch on things to get the home owners into their <br />homes in a timely fashion. <br />Tim Wentz makes his presentation to the board on the architect portion of the proposal. <br />He presents the layouts of the apartments both affordable and market rate. They will be <br />build in phases and both types will be intermingled. Condo fees will apply and take cure <br />of the common areas. There are two sizes of apartments all two bedroom units. ']here <br />are 242 parking spots that will be made available to residents. <br />The Board has a general discussion with Mr. Giatrelis and Attorney Kirrane on the <br />proposal. %BA's attorney for the project Jason Talennan was unable to be attend <br />tonight's hearing so they wanted to make this an initial presentation only. It is discussed <br />that the Town's Engineering Consultant Charles Rowley will be brought on board as <br />well. "file Board and applicant agree to continue this hearing until January 10, 2007. All <br />agree. So moved. <br />
