Mashpee Zoning John Reardon 3 <br /> Board of Appeals SP-05-50 <br /> GENERAL FINDINGS <br /> 1, the subject property is located at 55 Amy Brown Road and contains 25,000 <br /> square feet. <br /> SPECIFIC FINDINGS <br /> The Board determined that: <br /> 1. due to the long, sloping narrow topography and shape of the lot,there is no <br /> other location for the proposed construction. <br /> 2. there is adequate land area to provide sufficient parking. <br /> 3. the immediate neighborhood consists of single-family homes of similar size; <br /> many of which have been improved with additions or reconstruction. <br /> 4. the installation of a new Title V denitrification system will be an improvement <br /> to the neighborhood. <br /> In view of the foregoing, the Mashpee Zoning Board of Appeals found that the <br /> Petitioner met the criteria necessary for the granting of a Special Permit. Upon motion <br /> duly made and seconded, the Zoning Board of Appeals voted unanimously on April 27, <br /> 2005 to grant a Special Permit to raze, alter and change the pre-existing non-conforming <br /> structure on the subject property. The Special Permit is conditioned upon compliance <br /> with plans from Christopher Costa Engineering of East Falmouth, MA, dated June 23, <br /> 2004, revised October 22,2004, revised October 29, 2004 and revised February 10, 2005, <br /> and building plans from Duxborough Designs dated February 15, 2005 and for the <br /> driveway easement being defined. <br /> F: <br />
