Mashpee Zoning <br />Board of Appeals Minutes <br />6 May 11, 2005 <br />• Carmen Shay, Engineer, represents petitioner in this matter. They are seeking a special <br />permit to raze and replace the existing dwelling with a modular home. The Board feels <br />that the. house that presently sits on the property should basically be condemmed it is <br />such bad shape. A new septic system will be a needed improvement to the area. Mr. <br />Brem would like to see the old pick up truck removed from the driveway as well. Mr. <br />Shay will have that taken care of. The Board reviews the plans and sees there are some <br />zoning issues that may need a.variance. There is not enough street frontage nor does the <br />lot size meet current zoning. It is suggested that Mr. Romero file a variance as well. Mr. <br />Shay will file a variance and wants to have this done right. Frederick Borgeson moves to <br />grant the special permit. Robert Nelson seconds the motion. All agree. So moved. <br />Reference plans from Carmen Shay of East Falmouth, MA, dated August 30, 2004, <br />project no. SD5635 as prepared for Scott Romero. <br />OTHER BUSINESS: <br />Johnathan Furbush makes a motion to accept the minutes from April 27, 2005. Frederick <br />Borgeson seconds the motion. All agree. So moved. <br />Charles Maintanis, Assistant Building Inspector, discusses with the Board a memo he and <br />Deputy Chief Sheldon Hamblin have written. They would like to address the issue of <br />when the board grants variances, that often times it hinders the ability of a fire truck to <br />get down the narrow streets and they would like to keep a minimum of 20 feet between <br />• structures. In order to do this, people submitting certified plot plans will have to have <br />their immediate abutters on the plot plan as well so that the Board can determine how far <br />the structures are apart. The Board feels this is a good idea and want to help the fire <br />department and building department in any way they can. Marshall Brem makes a <br />motion to adopt this matter. Frederick Borgeson seconds the motion. It will be <br />determined when the new decision will be implemented. <br />Frederick Borgeson makes a motion to adjourn the meeting. Marshall Brem seconds the <br />motion. All agree.
