Reference plans from Holmes and McGrath, Inc. of <br />Falmouth, MA, job no. 204328, dated February 2, 2005 and revised April 14, 2005 and <br />architectural plans from Rescom Inc., of Monument Beach, MA, dated December 2, <br />2004, job no. 04046.00. <br />Gail Welsh: Requests a Variance from Section 174-31 of the Zoning By-laws to seek <br />relief from the setback requirements in order to enclose a porch and build a new deck on <br />property located in.an R-3 zoning district at 12 Bearse Road (Map 117 Parcel 3) 19) <br />Mashpee, MA. <br />Sitting: Robert Nelson, Frederick Borgeson, Marshall Brem, Evano Cunha and Jonathan <br />Furbush. <br />Gail Welsh represents herself at this hearing. She is seeking a variance in order to enclose <br />her porch and build a new deck. She is unable to meet the setback requirements to do <br />this. Mr. Brem mentions the lot coverage is 20.5% and how could she get it down to <br />20%. Mr. Nelson mentions that if she cantilevered the deck 2 feet it would reduce the lot <br />coverage to get it under 20%. She agrees to do this. Everything else seems to be in <br />order. Mr. Brem moves to grant the following: <br />✓ a 5.5 foot variance on the westerly side <br />✓ a 7.0 foot variance on the easterly side <br />✓ a 2.6 foot frontyard setback variance whereby the deck will be cantilevered over <br />two feet thereby increasing the distance from the deck to the frontyard lot line to <br />22.6 feet. <br />Mr. Borgeson seconds the motion. Reference plans from Cape & <br />Islands Engineering, dated March 29, 2005. <br />Linda Luszcz: Requests a Variance from Section 174-31 of the Zoning By-laws to seek <br />relief from the setback requirements in order build a farmers porch on property located in <br />an R-5 zoning district at 423 Ashers Path East (Map 61 Parcel 49) Mashpee, MA. <br />Sitting: Robert Nelson, Frederick Borgeson, Marshall Brem, Evano Cunha and Jonathan <br />Furbush. <br />Linda Whalen represents herself at this hearing. She is seeking setback variances in <br />order to build a farmer's porch on the front of her house. The Board discusses the plans <br />and feels this would enhance the home and the neighborhood. Mr. Brem moves to grant <br />the following <br />✓ a 6.0 foot variance in the frontyard <br />✓ a 1.0 foot variance on'the westerly side <br />• ✓ a 4.0 foot variance in the rearyard <br />
