Mashpee Zoning <br /> Board of Appeals Minutes <br /> 1 February 18, 2004 <br /> TOWN OF MASHPEE <br /> Zoning Board of Appeals <br /> Minutes - Wednesday, February 18, 2004 <br /> THE TAPE IS NOT PART OF THE HEARING;ITIS FOR THE PURPOSE OF <br /> TRANSCRIPTION ONLY <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, February <br /> 18, 2004 at 7:00 P.M. at the Mashpee Town Hall. Vice Chairman James Regan and <br /> Clerk Robert Nelson were present along with Associate Member Marshall Brem. <br /> Associate Members Frederick Borgeson and Richard Guerrera along with Board Member <br /> Zella Elizenberry were absent. <br /> Mr. Regan brought the meeting to order at 7:00 p.m. <br /> Meetinghouse Partners Development, LLC: Request a Comprehensive Permit under <br /> M.G.L. Chapter 40B and is seeking relief from Sections 174-21, 174-27, 174-28 and <br /> Article XII—Mashpee River District of the Zoning By-laws to develop twelve house lots, <br /> 3 of which will be developed as affordable housing and sold to first time home buyers, on <br /> property located in an R-5 zoning district at 30 Meetinghouse Road (Map 36 Parcel 30) <br /> . Mashpee, MA. <br /> Sitting on discussion—James Regan, Marshall Brem and Robert Nelson. ( no formal <br /> decision required). <br /> Josesph Valle, applicant for the above referenced Chapter 40 B that was granted, has <br /> asked for some time from the ZBA to discuss the new financing arrangements from Cape <br /> Cod Bank& Trust. The Board was previously aware that Mr. Valle was pursuing new <br /> financing arrangements and Mr. Valle has come forward with a letter of intent from <br /> CCB&T regarding that matter. Mr. Brem tells Mr. Valle that the letter does not mention <br /> the amount of money Mr. Valle intends to borrow. Mr. Valle invites Mr. Brem to contact <br /> the bank and discuss what it is they need from him specifically. Mr. Brem agrees to call <br /> the Bank. Mr. Valle introduces the final house plans (a ranch) (a colonial) and a(cape) to <br /> the Board. They are about 5% larger than the original plans due to the washer and dryer <br /> being put upstairs and the additional entry to the bathroom from the master bedroom. <br /> The three items specifically discussed were: <br /> (1) changing of financing institutions <br /> (2) showing the buffer landscaping plan—the homes will be 60 feet from the <br /> road and 16 species of plantings will be used in order to get the occupancy <br /> permit. <br /> (3) final house plans. <br /> • <br />
